After looking at more houses this evening all I can say is that absolutely none of them are perfect.
Either they are on nice lots or they are awkward properties.
One of them stuck out for me, but it has issues and of course would need work. However, it is on a huge chunk of land but far more north than I wanted to go.
I can't stand up in the basement. Yeah. That's a problem.
From a certain perspective that kills the usable space there and also brings into question a decent laundry area.
It is really only a 2 bedroom house too since some previous owner tore down a wall to make a huge master bedroom.
It is also set towards the back of a huge parcel of land which is what first blew me away.
It has a "plantation vibe" to it and I immediately thought of The Plantation of Love as a possible name.
I think the lot itself is the more impressive thing. With the right funds, I can totally see tearing down the garage to put a new one up that also has a livable second floor. It is also the area you'd add on to the house if you wanted to.
Tomorrow will pretty much wrap up the options available in the area I want to live.
Then I have to make the decision if it will indeed be possible to meet the buyer's stipulation or not and just walk away from the offer.
I hate to, but I knew their request to move in by the end of the month would not be ideal for me.

I can see some pluses and minuses with this place.
Plus: Great porch, great lawn, looks nice from the front, hardwood floors, fireplace, big rooms, updated kitchen, did i mention great floors?, a garage, central air, patio
Minus: low ceiling in basement, the laundry question, the kitchen doesn't seem to match the look of the rest of the house (from what i can tell), no clear space for your office (or to put the crack), the lighting shown in the pictures looks kind of dated
Overall, I think there are more pluses than minuses and some of the minuses could be fixed.

When I saw the yard, I thought it was in Delaware County. The yard gives the home an impression that it's much larger than it is. Is there a usable 3rd floor, or just a crawlspace?
Those kitchen cabinets are pretty, um, unexpected. But nothing some sanding and paint can't cure. The floors look perfect. It looks like they've at least made attempts to update the home since 1982.
It doesn't seem that much further north than the other...in terms of your commute, a couple minutes difference tops. But the low basement is a big minus.

I guess I am the only one who like the kitchen cabinets. The countertop/backsplash, now that's another story. Might be a cheaper fix to change that out and pick a color that goes a little better.
But that lot is cool! I can see a pair of rockers on that front porch with a small table with a pitcher of Countytime.
Plus its only a hop-skip-and-jump to Target.

Max: Crawlspace only. Good size. And it could be finished (and would need insulation) but would just be storage.
Mr T.: The whole kitchen has to go and the floor needs to be leveled.
Kel: See above. And no, I can likely afford it. Or at least what I'd offer for it.

I found part of the reason I wasn't sleeping well was the fact the floor register has been closed, and the air is not circulating.
And I think the kitchen can be fixed with minimal effort. Remove the weird desk thing, remove the wallpaper, change the light fixtures (eww), and then think about options for counters, floors, and hardware...
